Canadian House Prices Record 'Normal' Year-Over-Year Growth

Canada's residential real estate market saw year-over-year growth in the third quarter as fears of a double dip recession or a housing bubble faded. According to the Royal LePage House Price Survey released today, house price appreciation slowed to a more modest five per cent in the quarter, which is historically typical of balanced real estate markets.

"Most Canadian housing markets cooled in the third quarter. In fact, the year is unfolding much as we predicted, with the unusually active first half of 2010 giving way to slower markets in the later part of the year. Helped by very low rates in a competitive mortgage financing market, the third quarter was slightly stronger than anticipated, on new demand fuelled by improved affordability in many regions," said Phil Soper, president and chief executive, Royal LePage Real Estate Services. "Looking ahead, it is very unlikely that the period from now to year-end can keep pace with the activity levels posted in the overheated market of the final quarter of 2009."

In the third quarter, the average price of a detached bungalow in Canada was up 4.6 percent to $324,531, compared to a year ago. Over the same period, standard two-storey homes rose 4.4 percent to $360,329 while standard condominiums rose 3.9 percent to $226,481.

"House price growth now sits just below the long term annual average of approximately five per cent, but once this is adjusted for inflation, which is very low and expected to continue to be that way for some time, appreciation is right on track. Canadian homeowners will be pleased," said Soper.

St. John's, Winnipeg, Montreal and Vancouver posted house price increases above the national average. Average house prices in St. John's saw year-over-year increases from 12.3 per cent to 14 per cent depending on housing type. Similarly, Winnipeg saw increases between 8 per cent and 11.7 per cent on average year-over-year. Real estate growth in both cities was fueled by an influx in population. St. John's has been an attractive market because of its booming oil industry and Winnipeg recently experienced its highest inflow of international immigrants in nearly 40 years according to Statistics Canada.

"During the period which stretched from 2007 through early 2010, the Canadian housing market was characterized by often wild swings in housing activity. We believe much of that volatility has been worked out of the system and that gradual economic improvement, particularly with our employment picture, offset by the dampening effect of a gradual increase in mortgage costs, should bring a steadier housing industry through 2011," said Soper.

"While the quantity of home sales transactions fluctuated significantly period to period over the past two years, as the real estate industry absorbed the impact and uncertainty of the recession, Canadian house prices saw much less change. In sharp contrast to the U.S. situation, in which a mountain of foreclosures flooded the supply side of the market during the most volatile times, Canadians were reluctant to list their homes. With a limited supply of listings, house prices maintained their value and Canadians, their equity," added Soper.

none Enhance the Style of your Home with Trim and Moldings

Character - It's what we most admire and look for in a home. And one of the easiest and most inexpensive ways to add character is with the use of trim and moldings. Available in wood, vinyl, plaster and MDF, there's something for every budget. Here are a few tips to help achieve the right look for your home.

Select a style
First, consider the style of your home. Traditional or period style houses are enhanced by more decorative, ornate trims and moldings, while a modern, more contemporary home may be better suited to a more simple style. Choose a style that is in keeping with the rest of your home for the most appealing effect.

Give the "royal" treatment to ceilings
Crown molding, a decorative trim applied to where walls and ceiling meet, is one of the best ways to add interest to even the plainest of spaces. For a dramatic focal point, attach a ceiling medallion around your light fixture that has the same general style as the trim - they are relatively inexpensive and provide that all important wow factor.

Accentuate windows and doors
Moldings around windows and doors are called casings. Casings cover gaps in installation between the frame of the window or door and the walls. Wake up your windows by framing with an attractive, decorative molding, especially effective for showcasing beautiful blinds or shutters.

Use baseboards to add that finishing touch
Baseboards are used to conceal the gap between wall and floor and provide protection from shoes, vacuums and furniture. If you're on a tight budget and cannot afford deep baseboards, you can create the same look by simply nailing a narrow trim (10cm - 13cm) above your existing baseboard and painting it the same colour. It is an inexpensive way to add bulk and texture to your existing baseboards.

Get creative with trim
Use trim molding to define a space such as a breakfast nook or reading area. Nail thin strips of trim molding to the walls to create a rectangle or square pattern within the area you are looking to define, then paint. This is a classy-looking wall treatment that is often used to enhance a room or entryway.

Frame furniture or fireplaces
Crown molding placed along the top of a basic bookcase can transform it into a substantial looking piece of furniture. Simply glue or nail the molding to the wall or bookcase and stain or paint to match. If you have a lacklustre fireplace, adding a framed mantle around it can make a dramatic improvement to its look and enhance the room's focal point.

Trim and molding can take your space from bland to beautiful by adding architectural interest. Making the right trim and molding choices can also increase the value of your home. You'll enjoy the look you've created and so will future buyers - character sells!

When the days draw in and nights are cold, create warmth in your home by decorating with items from nature. It is not only a creative and inexpensive approach to decorating, but it can set an inviting and comfortable ambiance for all who pass through.

Candles
The glow of candlelight always softens and warms a room. Place candles with spicy scents around the home - vanilla or cinnamon evoke feelings of comfort. If you want to avoid strong scents and toxins associated with regular candles, try more natural candles such as those made with beeswax. They are lovely, long lasting and have a subtle honey scent. If you place mirrors behind the candles, it will magnify the candle's warmth and reflection throughout the room.

Tree Branches
Collect some dramatic red dogwood or bare tree branches and put them in a tall, attractive vase. They look simply stunning as they are, or they can be assembled with dried flowers to add volume and a punch of colour.

Fruits and Nuts
Red pomegranates, green or yellow apples and orange tangerines provide natural splashes of colour. Assemble with nuts and cranberries, place in decorative bowls and arrange on tabletops for a beautiful focal point.

Create your own Centerpiece
Make your own statement with three or four beeswax candles set on a glass or mirrored stand and surround with fresh greenery or pine cones. Alternatively, fill a hurricane lamp with cranberries for a super scarlet sensation.

Beauty from nature is its own reward. Enjoy creating a warm, inviting and eco-friendly home this winter by decorating with items found just outside your door.
